In large properties, regular facility management inspections are essential to monitor building technology and the building shell. However, these inspections are often time-consuming and prone to errors. To address these challenges, a three-month project developed a sensor catalog aimed at replacing manual inspections with intelligent sensor technology, significantly improving both efficiency and safety.

While IoT technology is widely regarded as ubiquitous today, many of our daily processes have yet to fully align with its potential. Our challenge was to move beyond seeing IoT as a mere technical novelty and instead leverage it to achieve tangible operational benefits.

Initially, the focus was on technical integration: with PULSE Core, we connected various sensor types—including those from ARENA2036—into a cohesive system linked to our operational platforms. But the real value emerged in process and organizational improvements.

During the innovation project, we created a comprehensive sensor catalog that organizes our key sensors into a unified database, categorizes use cases, and develops two straightforward but effective business cases ready for implementation:

  • Replacing systematic and manual inspections with condition-based, demand-driven actions.

  • Achieving energy savings through data monitoring and optimized system settings.

For instance, presence sensors detect whether fire extinguishers are in their designated locations, triggering immediate alerts if any are missing. Water sensors identify leaks early, helping to reduce damage and repair costs.

Sensor data is transmitted in real time to our IoT platform, PULSE Core. The platform processes the data and automatically generates alarms, which are directly integrated into the CAFM system SmartFM. As a result,  work orders are triggered, enabling proactive and efficient problem resolution without requiring personnel on-site.

Our goal is clear: to replace routine inspections with condition-based, needs-driven actions and to realize energy savings through intelligent data monitoring.
